Needs renovation

Priced below the finished units, and listed with a renovation budget our team has scoped for that specific apartment rather than a per-square-metre rule of thumb. The figure is on the listing, so the full cost of the unit is visible before you enquire. Several Altimera owners buy deliberately this way, because the discount typically exceeds the renovation cost.

Can a foreigner buy an apartment in Gudauri?

Yes, and it is unusually straightforward. Georgia places no restrictions on foreign ownership of apartments, requires no purchase permit and imposes no residency requirement, so a foreign buyer takes the same title a Georgian citizen would. The Public Registry is fully digital, so ownership can be verified online before you commit anything, and title transfer at a Public Service Hall usually completes within one business day.

You do not have to be in the country for it. The sale agreement can be signed through a power of attorney, and most of Altimera's international buyers complete the whole purchase remotely. What does buying actually involve, step by step?

Four steps: reserve, verify, sign and transfer, then handover. The 2.5% Altimera Fee is paid by the buyer at completion, at the end of that sequence, and covers the title verification in step two, the transaction handling in step three and the handover in step four. Georgian state registration charges and any legal or tax advice you take are separate, and Altimera does not give legal or tax advice.

    A short reservation agreement takes the unit off the market while the paperwork completes, so you are not bidding against anyone while your lawyer reads.

    Verify

    Title and cadastral records are confirmed with the Public Registry. Altimera records the cadastral number, the ownership history and any encumbrances before a listing goes live, so this step confirms rather than discovers.

    Sign and transfer

    The sale agreement is signed at a Public Service Hall, in person or through a power of attorney if you prefer not to travel. Title transfers the same day.

    Handover

    Keys, meter readings and inventory. If you want it let, the apartment can go straight into Altimera management, with photography and listing setup handled for you.

What do these apartments earn once you own one?

Across the 2025/26 ski season the Altimera Collection ran at 70% occupancy. February was the strongest month, at around 90% occupancy across the collection, and some individual apartments were fully booked, at 100%, through the whole February high season.

That was Altimera's first full season of operation and it ran through a period of regional disruption, so read it as a record of what happened rather than as a forecast for a specific apartment. Occupancy varies by unit, by year and by how a unit is priced. We publish it because nobody else in this market does: every competing source for Gudauri property quotes an asking price, and none of them operates an apartment or reports what a season returned.

Any property bought through Altimera can join the collection under Altimera management, earning from the day the keys change hands. Owners keep full title and can sell, occupy or withdraw from management with notice, and the management agreement is published in full rather than sent out after you commit.
