How does selling through Altimera work?

In five steps: you submit the apartment to Altimera with full details and photographs, Altimera prepares the listing, publishes and markets it, handles the enquiries and viewings, and takes the sale through to completion at a Public Service Hall. The only step that costs you anything is the last one, and it only happens if the apartment sells.

    Submit the property

    Full details and photographs through the form below. Altimera reviews every submission and may decline one; a listing that will not sell to the buyers we have is worse than no listing.

    We prepare the listing

    Photography, the written description and, where the apartment needs work, a renovation scope and estimated budget so a buyer sees the full cost rather than discovering it. If the buyer intends to put the apartment under Altimera management, we prepare projected rental income figures too.

    We publish and market it

    The listing goes live on altimeracollection.com alongside the rest of the New Gudauri inventory, and out to Altimera's buyer network, including people already on the new-listing alert list.

    We handle the enquiries

    Buyer questions, viewings and negotiation support. You are not fielding messages from strangers at midnight in a timezone you do not keep.

  5. 05

    Completion

    Signing at a Public Service Hall, title transfer, and handover of keys, meter readings and inventory. Commission falls due at this point and not before.

What does it cost to sell?

Nothing upfront. Altimera charges no listing fee, no photography fee and no marketing fee. The seller pays an agreed commission on the sale price, and only when a sale completes to a buyer Altimera introduced directly or indirectly. If the apartment does not sell, or you sell it yourself to someone Altimera never introduced, no commission is due.

The percentage and the surrounding terms sit in the Property Sales Commission Agreement, which is published in full rather than produced after you commit, and completed on signature. Two terms are worth reading before you submit: commission remains payable if you complete a sale, within an agreed period after the agreement ends, to a buyer Altimera introduced during its term; and the buyer separately pays a 2.5% Altimera Fee at completion, which is not deducted from your proceeds.

Do you have to list exclusively with Altimera?

No. Unless it is agreed otherwise in writing, an Altimera listing is non-exclusive: you can keep marketing the apartment yourself or through other agents at the same time, and a sale to a buyer Altimera did not introduce costs you nothing. You can withdraw the apartment at any time before a buyer introduction results in a signed sale agreement.

What Altimera asks of a seller is the ordinary set: good title to the apartment or the disclosed authority to sell it, information and images that are accurate and that we may use in marketing, disclosure of material defects and encumbrances, reasonable availability for viewings, and a reply to offers within a reasonable time. Altimera confirms the cadastral number, the ownership history and any encumbrances with the Public Registry before the listing goes live, which is the step that makes a buyer comfortable enough to move quickly.

What actually sells in New Gudauri?

Almost every buyer who comes to Altimera is buying income rather than a holiday home, so an apartment that can join the Altimera Collection and let from the week the keys change hands sells on numbers. That is why a listing carries projected rental income under management where the buyer wants it, and why the published record matters: across the 2025/26 ski season the Altimera Collection ran at 70% occupancy, and around 90% in February.

Unfinished apartments sell too, and we do not treat them as a problem to hide. They are listed below the finished price with a renovation budget our team has scoped for that specific unit, so the buyer can see the full cost before enquiring. Several Altimera owners bought deliberately that way.

One thing we will not tell you is how long it takes. Altimera has not completed enough sales to publish an average time to sale that would mean anything, and an invented figure is worse than none. Ask us what is moving at the moment and we will tell you what we are actually seeing.
